I would think that with the various things that you need replaced and repaired, it would be best to just talk with some different contractors. Then you could get different quotes on the cost and see what would be good for you. Very simple. We lender have to estimate what your taxes will be at closing. So in most cases the current taxes are higher than they will be when your tax assessor's office get around to reassessing them later that year or the next. So after the taxes are paid, we cannot have too much of your money in your impound account or we can get in trouble and have to pay you interest. So any excess is refunded to the borrower in order to bring the impound account to an acceptable balance. When I closed on my home, they impounded 12 months of taxes, at the end of the year I received a check for over $2,000.00. Came in handy right around Xmas. Here in Colorado Springs we have title companies that provide us agents with weekly updated lists. So, talk to an agent and see if they have access to that. It's actually easier to go through and keep up with than using a newspaper. If that isn't available then I would do the newspaper. ... more

An appraisal would generally come in much less on a home with a crawl space than it would on a home with a basement. Without a full basement you are losing storage space. Your utilities, which are usually in the basement (ie; hot water heater, furnace, electric panel) all then move into space within the home itself causing you to lose actual living space. Most contracts have an "on or about" date as the closing date which usually means that the closing date will be set anywhere 30 days before or after that date. You should consult with your attorney about your options but I doubt there's really anything you can do. Sorry. I hope it all works out and wish you many happy and healthy years in your new home - when it eventually closes.
