Full Service Real Estate agencies generally charge from 5-7% as a Real Estate Services fee depending on the agent/company. There are also discount brokers that may charge less of a fee as well for limited services and exposure. You will also have to pay a Real Estate attorney to represent you ($500-$1000 depending on attorney) and Real Estate Transfer Tax ($4 per $1,000 in sale price). Keep in mind that you will be reimbursed for any remaining heating fuel oil in a tank (if applicable) and any property taxes paid in advance. I checked the listing. As a retired realtor, agents don't like working with foreclosures or short sales. Too much of a hassle & too much time involved. Agents pay monthly subscription fees to Trulia to advertise on this website & your request for an agent to contact you went into the garbage. I'm sure the agent viewed the listing before deciding to call you & once the agent realized it's a foreclosure, they decided to work with people buying a house thru a regular sale. ... more

There are two ways to get your listings on Trulia, which I've outlined below:
1. XML Feed. If familiar with XML, you can submit a listing data feed with your listing information
- This is the recommended method, especially if you have multiple listings
2. Manually Submit. You can enter all of your listing data, using our Single Listing Submit tool.
- Follow the steps by selecting the “Add Listings” link from the top of the
"my listings" page
Please note your listings will need to be refreshed every 30-60 days to stay active on the site.

This wonderful family home is conveniently located just off the Adirondack Northway Route 87 Exit 10, Close to all that the town of Ballston Lake has to offer. Fine dining, close to major shopping malls but with the privacy of a neighborhood community. The actual body of water known as "Ballston Lake" is several minutes northwest of this location.

Please contact me if you are looking for "waterfront" homes on or around the perimeter of Ballston Lake itself as there is a limited supply of such properties. Homes located on the waterfront of this lake do have access to boating, fishing and swimming.

The agent has a fiduciary responsibility to his client buyer to present any and all offers to the listing agent.
