Most HOAs like to have more resident participation. If you find something about a community governed by an HOA, that you do not like you can ask the HOA to make changes. Unless you have odd preferences there will probably be additional residents who would also like the change but haven't spoken up. Of course there could be some who oppose the change, but if there is a noise problem that can be easily solved, there are probably more people who want it solved than want to keep it as is.

Depending on how critical the issue is you may want to risk that you can either get it changed or that you will adapt to it. In any case, participate in the HOA to make the community better.

It is very important that you contact the school district for your children. Different grades may be impacted and changes can occur from year to year.

If you would like to search for a specific school, either via district, API, etc. let me know. I subscribe to a program which can search with greater criteria than what is offered by the MLS.

They should have given you an estimate for the types of furnaces you are looking at. It depends on the efficiency of the model. At first blush $1,800 doesn't look bad. You could get two other estimates, get referred from the contractor, check their license, insurance, and do they use their own employees with worker's comp or do they subcontract.

Do your homework.
