You should look into getting a FULL title report with copies of the supporting documents from a firm that uses professional abstractors.

Getting a preliminary or basic online search of records, might not be 100% accurate. has a great reputation.

Juliana Lee answered:
Most HOAs like to have more resident participation. If you find something about a community governed by an HOA, that you do not like you can ask the HOA to make changes. Unless you have odd preferences there will probably be additional residents who would also like the change but haven't spoken up. Of course there could be some who oppose the change, but if there is a noise problem that can be easily solved, there are probably more people who want it solved than want to keep it as is.

Depending on how critical the issue is you may want to risk that you can either get it changed or that you will adapt to it. In any case, participate in the HOA to make the community better.

It is very important that you contact the school district for your children. Different grades may be impacted and changes can occur from year to year.

If you would like to search for a specific school, either via district, API, etc. let me know. I subscribe to a program which can search with greater criteria than what is offered by the MLS.

Have an amazing day!

They should have given you an estimate for the types of furnaces you are looking at. It depends on the efficiency of the model. At first blush $1,800 doesn't look bad. You could get two other estimates, get referred from the contractor, check their license, insurance, and do they use their own employees with worker's comp or do they subcontract.

Do your homework.

All the best to you.

Hello P Kumar,

This property is in forclosure/auction status. Are you planning on Buying it on the Courthouse steps? All cash, As-Is, no preview/inspections, etc take it like it is. If its for Investment and you are a seasoned Investor, then yes....otherwise its a "Buyer Beware!"
For Southwood Dr - Saratoga- schools are:
Country Lane Elem API 941
Moreland Middle API 843
Prospect High API 755
If you are looking for decent schools and a good property, get together with a good Realtor, who can guide you from Start to Finish and beyond. Understanding your personal it for a personal or investment property, and guide accordingly is beneficial to you. If you want to sit down and talk things through, get in touch with me, happy to help.
Be well and Safe, regards,

Hello Manooch:

As the others have noted, this lovely home, which has been listed for about 182 days, is still available for $2,498,000. It boasts 5 bedrooms and 4200 square feet of living space on a 24000 square foot lot. The home goes off market in June, 2010.

If you are interested in this home and in getting 1.5 percent of the commission back when you purchase, please contact me to discuss my Realtor services as facilitator. Since you've located the house, and would need an agent to help you price the property, negotiate the deal, create a contract and oversee the sales transaction, I would be happy to do that for you. Anything over 1 percent of the commission goes back to you--the buyer.

I'm happy to send to comparables for this home today. Send me an email or call me, and I'll get those to you immediately!
