HOA Fees, also known as Homeowner Association Fees, are funds that are collected from homeowners within some type of residential association. It works like this: Each homeowner pays his or her share of the total expenses. This money is then pooled together and used to pay for all of the services that the HOA provides.

What do HOA Fees Cover?

HOA Fees (Homeowner Association Fees) vary greatly by association. The logical approach works best for a quick consideration: The higher the HOA Fees, the more services that the HOA probably provides. However, there are quite a few poorly managed HOAs, so it is always best to thoroughly review the HOA documentation provided by that specific HOA.

Below is a list of the most common services/expenses that HOAs have:
• Master Insurance
•Security Services
•Exterior Maintenance (painting, repairs, shared roof…if applicable, etc.)
•Garbage Costs
•Repaving Costs
•Pool Maintenance Costs
•Shared Lighting
•Common Areas Upkeep (mailboxes, tennis courts, clubhouse, etc.)
•Pest Control
•Legal and Licensing Fees
•Accounting Fees

As mentioned above, if the HOA Fees are $50, you should not expect to have a gated community with a 24 hr. security guard at the entrance. The amount of HOA fees and services also depends on the size of the community. As the size of the Homeowners Association increases, so do the benefits of economies of scale. A more influential economies of scale leads to greater efficiencies and much lower HOA Fees per homeowner.

You can determine how far any property is to the beach by using Google Maps and driving directions. Type in the address of the property you are interested in and then type in the address of the beach you want to go to.

This home is located in a non-deed restricted area. There are no amenities. It is not located in a development. There are some strip mall type shops and stores in Englewood and nearby Port Charlotte including Walmart, Home Depot, and grocery. Englewood beach is about 10 minutes away. The closest mall is in Port Charlotte.

This home is not within walking distance to the grocery store or bank. You can get to a Home Depot, bank and a couple of stores within 3 miles. WalMart, shopping centers and the Port Charlotte Town Center mall are about 4 miles away. If you want to live in North Port and be within walking distance you could try Sumter Blvd or Salford close to 41 and you could walk to quite a few shops, library, grocery stores, restaurants and some medical facilities. There are also some homes in Port Charlotte that are within walking distance to a grocery store and bank.

You can always use Google Maps to get directions for any area. Type in the address of where you want to start and then where you want to go. It will give you the driving directions step by step, how much time and how many miles. It shows written directions and a map. You can also use Yahoo Maps.

Point Whitecap is just across the street from the beach and is a 2 minute walk to the South Jetty. It is 5 minutes from our dock to the Gulf. A great place to live and play.

Hi Stephan,

From someone who's office is on Siesta Key and knows, Siesta Key has a plethora of shops, restaurants and local amenities. It even has a great supermarket in the village where you can get all of your daily or weekly food items and or etc. There are drug stores, doctors offices, post offices, banks, gas stations, clothing shops, hardware stores, Gyms, and most anything you can think of that you might need, right on Siesta Key. If there is anything you don't find, then it is only a very short distance away, just off the Key. Siesta is an absolutely fabulous place.
