Sorry, I know of no such list. You'll have to ask for a copy of the deed restrictions for each community you are looking at. You will have better luck with older deed restricted communities as they tend to have less restrictive rules. ... more

I suggest making sure you factor in all of your annual expenses to decide if buying a particular villa makes financial sense for your circumstances.

Condo association fees are higher on the Keys than on the mainland, mainly because of flood and wind insurance on the buildings. As a buyer, you will also need to factor in your individual insurance on the unit itself (which may also include flood insurance), insurance rates are also higher if you plan to use it as an investment rental. Property taxes are another expense to factor in. Keep in mind that the current property tax rate is subject to change after purchase, a sale triggers a new assessment by the county for property tax purposes.

Does the condo community have an on site management to handle rentals? If not, you will probably want to factor in a management company since it is difficult to self manage if you live out of town.

Siesta Key is a fantastic place to live/play, the public beach has won many national "best beach" awards over the years. Just make sure you have a good grasp of the annual expenses up front, before you buy, so there aren't surprises later on.

It depends on the age of the home and the construction. I live in a wood frame home built in 2006 and my insurance is not higher and the price of the home was very comparable, not less than block construction when we bought it.

In general, our main selling season is the winter months. The highest number of new listings typically come on the market after the holidays, in January. That is especially true for condos.

However, those owners who place their homes/condos on the market during the summer months tend to be more motivated to sell as they are not waiting for the winter months to list their properties.

Builders also often various price incentives or specials on upgrades during July and August to attract buyers during the "off season" that are not available during the winter months.

You can find something in North Port, which is southern Sarasota County in your price range. There are a few communities with lake or pond views. The Venice and Englewood beaches are about 20 minutes from North Port.

The HOA fee of $777 is quarterly and includes ground maintenance and cable. Buyer must pay a one time capital contribution fee of 1/4 of the annual HOA dues. Buyer must also join the country club. There are different packages to choose from. So, the $777 fee does not cover everything. You will pay much for the other required fees. The community is Heron Creek.

Holiday Park is a 55+ community. The maintenance fee is $1,212 per year. The HOA fee is $3.00 per year. Only some areas allow pets. You have to look at each listing to see if it is in the pet area. They only allow small pets. Their web site has a map with the areas that allow pets. It also has the deed restrictions and other information on the community. If you plan on submitting an offer on a bank owned or short sale, your offer needs to be accompanied with your mortgage pre approval or proof of funds in the name on the contract/title.
