In general, our main selling season is the winter months. The highest number of new listings typically come on the market after the holidays, in January. That is especially true for condos.

However, those owners who place their homes/condos on the market during the summer months tend to be more motivated to sell as they are not waiting for the winter months to list their properties.

Builders also often various price incentives or specials on upgrades during July and August to attract buyers during the "off season" that are not available during the winter months.

You can find something in North Port, which is southern Sarasota County in your price range. There are a few communities with lake or pond views. The Venice and Englewood beaches are about 20 minutes from North Port.

If you plan on submitting an offer on a bank owned or short sale, your offer needs to be accompanied with your mortgage pre approval or proof of funds in the name on the contract/title.

Oreana44, Typically Homeowner's associations collect their fees annually. The exception is if ground maintenance is included with the HOA fee then it will be collected monthly.

In this case, the community Deerfield offers ground maintenance as part of their fee which is collected quarterly. $410 is collected quarterly which equates to $136.67 per month. Bsic cable is aslo included.

Stoneybrook at Venice is a gated community that has young families with children of all ages, to retirees and every age in between. There's a very nice clubhouse for all sorts of events, movie room, fitness center, tennis courts, basketball courts, volleyball, inline skating rink, childrens' splash pool and play area, The HOA fee is $459/quarter and includes all the above amenities. Make sure you compare costs with other communities. Stoneybrook at Venice is minutes to I75 and downtown Venice and Venice Beach.
Venice Middle School is just minutes down Center Road as is a Catholic school. Garden Elementary school is just a couple of minutes further east on Center Road and is opposite the beautiful Family YMCA and its Sky Academy, whose focus is based on research proving that physical activity builds and conditions the brain for learning. It's a fabulous facility!
I live in Stoneybrook at Venice and purchased there specifically to be in a community that has a diverse population. I would be happy to tell you more. Just give me a call.

This is too broad a question to be able to answer with any degree of certainty. Of equal or greater importance is what these fees actually cover. This too varies greatly from one association to another. My best advice is one of emphasizing the importance of dealing with specifics. Seeking the exact information for your targeted locations is highly recommended. To do anything other that this, would be to set yourself up for disappointment.

Pricing is rising although slowly.
If you are looking to purchase now and find the perfect home, I suggest buying now.
Inventory may be higher in the summer but the prices will probably be higher too.
In Florida, many buyers choose a home based on their lifestyle and how they want to spend their time. If you find the perfect home and community, I recommend purchasing it. What you are looking for may not be available in the future.
When you find your ideal home and location, make an offer, purchase the property and never look back. You won't have time - you'll be too busy living your Florida lifestyle!

Property taxes on are calculated 1 of 2 ways. If its your primary residence here, you will qualify for the Homestead exemption. So, probably in the $3000 range per year max. If not, maybe closer to $4000. Regarding insurance...that's where it gets a little sticky. How old is the home? Frame or Masonry construction? Newer roof? Hurricane shutters? Florida home insurance can be a little tough.

I'm a long time property/casualty agent here who left for the real estate biz to interact more with clients face to face. Getting out behind the desk is more my style! Hope this helps. Contact me anytime if you need some insight!
