I agree with the others, especially the part about creating resources that realtors would value and be able to pass along to clients. It's important to not skimp on a website where this content will be hosted as well. Agents and clients increasingly check out an inspector's online presence.

If you were to email agents, it should be right before or after an office visit (where you'd visit, shake hands, ask to present to young/new realtors) and be personalized. We get tons of bulk emails, but something with personal details I'd be more willing to look at. Oh and you may have to discount at first to get your foot in the door and wow them with your skills and professionalism!

You might try looking into Serenade at Palmer Ranch, Pinestone and Plaza de Flores.

Bella Villino is experiencing issues with stucco and leaking around windows. Owners are having to pay special assessments for repairs and there have been some reports of mold issues. Vintage Grand has also been reported to have issues with the stucco over frame construction.

Pinestone and Plaza de Flores were built as condominium communities, Serenade started out as an apartment complex that was later converted to condos. Vintage Grand and Bella Villino were also apartments converted to condos. The conversions generally lead to more noise issues as not as much soundproofing was used in construction.

Palmer Ranch is very popular with both buyers and renters, but there are other options close to Palmer Ranch that might provide a little more for your money by not being within Palmer Ranch.

There are other options as well on this coast for potential rental potential, such as Bradenton, Venice or Englewood.

There are a number of forums and blogs out there that can provide more specific information about each area. I would also recommend visiting your top choices at least twice to gather info first hand before making any decisions. Sometimes what looks good on paper does not pan out in reality.

As an absentee owner you should factor in costs such as property taxes, insurance, maintenance and a property manager if you will not be living in the area.

My husband and I recently purchased a villa in Village Green and had it re-plumbed.

It was built in 1968 and the plumbing ran under the slab. Right after we purchased it, and prior to moving in, I was painting one of the bedrooms and noticed there was clean water spurting up from a crack in the terrazzo floor. After shutting off the main supply line, I had a plumber come out and had all the water supply lines replaced with flexible tubing lines that run up the walls and through the attic.

Although having to re-plumb was unexpected, I'm glad it happened prior to moving in and now it's one more thing we don't have to fix!

$500 a month is more realistic on a condo rental in the 34235 area code. As already mentioned, A typical 2 bdrm/2 bath condo in say The Meadows rents on an annual basis for say $1250 per month. Monthly condo fees can easily run between $300 and $400 per month. Property taxes and insurance can easily run another $200 - $250 per month. Once you factor in for reserve funds for maintenance of your unit and for income taxes, a net return of less than $500 a month is likely.

We have private lenders/portfolio lenders that approve Florida borrowers case by case. Usually these days all lenders will want anywhere from 20-40% down and verify the ability and willingness to make timely payments and require a few trade lines for at least 12-24 months.

As real estate agents we cannot comment on the safety of an area, as that is considered subjective but also because answering could potentially violate Fair Housing laws. So the best suggestion I can make is to check one of the several crime statistics sites or contact the city of Sarasota police department for the info you seek. ... more
