Have you considered what you will do when it comes to financing for you new home? Before you start looking for homes I strongly recommend you get pre-approved. This is important because it gives you an idea of the price range you can afford. Also, offers from individuals with pre-approvals are taken much more seriously. While she is not an inspector herself, she runs an affordable housing company that contracts out a lot of this type of work. I am sure she could put you in touch with one or more inspectors.

Las Pasadas is a charming tract of homes 7 minutes from Ventura. When I think of a quiet place to retire, I don't necessarily think of tract homes on basic-sized lots. There is nothing wrong with living there, however, if you want more land and privacy between houses, I am in agreement with Sabine from Malibu, below, who says to check out Ojai. Depending upon how much you want to spend, you could also consider Oak View and other parts of Santa Paula. Like I said, it depends upon price. Fillmore is too far away if you want to be close to a bigger city. Let me know when you are ready to shop! ... more

Visit the county Enviromental Health Division, it is usually near the Planning Department or Building and Safety, at a lot of county offices. The Environmental Health Division will provide you with a wealth of current septic, well, and perc information. Good luck!
