If you have a child or children in school theses links should have the answers to any questions you may have on schools:

You should study RENT vs BUY listings to compare payments. You may qualify to buy with minimal our of pocket expenses with down payment and closing cost assistance programs and pay about the same as rent payment.

The rentals in Santa Fe Springs start from $1,380 for 1bd 1ba apt and the single family homes start from $2,800 for 3bd 2ba home. The purchase start from 335k for 2bd 1.5ba condo and up.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

If you believe there are errors on your credit report, find out which of the three agencies is reporting this and contact them to have it removed. Credit reporting is not always 100% accurate so you should always check to make sure you have no surprises on there.

Unfortunately those that run your credit will have to err on the side of caution so even if you have a reasonable explanation its better to report the error to the credit agency.
