The seller does not know what they are doing. They fell into an investor trap. Exercise care and verify everything.

Your agent is the resource to whom you should turn. Your agent can review the existing contract, for a fee, and determine what can be done next. You are not at a dead end.

There is no difference in buying from a bank rather than Mr Mrs Jones except the property can be in need of some repairs and you are dealing with a stone cold slow to answer seller. Banks often require a 7-10 day inspection period and to close in 30 days so you can't dilly-dally. ... more

What you should not have done was close your credit cards, but i don't think you will be able to open them again. Eventually, if you have 3 student loans that are being paid on time, and you have 2 car loans that you are still paying on, your scores should go up. Each account has to be paid on time every month. If you have any open credit cards, use them for a $10 charge and pay the bill immediately when you get it. This will help raise your scores. ... more

Very few lenders go below 620. Many already at 640.
If you can pay down the revolving debt, you might get a little score bump.
