Be sure to have it thoroughly inspected by an experienced MH inspector and not just any home inspector as there are several nuances with MHs that you don't have in a conventional site-built home and most home inspectors not familiar with these nuances will not even know what to look for.

Make sure the inspector crawls under the home and thoroughly inspects each and every pier and pad assembly for rust, deterioration and decomposition if steel and for decomposition if concrete as homes close to the ocean can be severely impacted by salt.

They should also make sure the home is level by checking all the doors and windows to make sure that they are not swinging or sticking and that all the strike plates on the doors are properly aligned and the doors close soundly.

The inspector should also inspect the steel mainframe for rust and decomposition as well. I can't tell you how many mainframes we've had to repair that were suffering and in some cases even failing from rust and deterioration related issues.

Be sure and have the inspector check for rips and tears in the vapor barrier under the floor. If there are openings in this membrane it could allow the insulation under the floor to become compromised and even fall on the ground.

Openings in the vapor barrier are also a great place for rodents and cats to habitate and reproduce. We've eradicated countless critters from these cavities over the years and it's not a very pleasant experience.

Finally and very importantly make sure the home has a California State Housing and Community Development Department (HCD) certified earthquake resistant bracing system (ERBS) as most areas in California are classified as a Zone 4 earthquake area which holds a high probability of risk for a seismic event..

Also be aware that the MH is a PRE HUD, built before June 15, 1976. Mobile Homes built up to 1979 are known to have caustic (formaldehyde) and carcinogenic (asbestos) chemicals in the insulation, popcorn ceilings, acoustical tile, particle board sub floors and perhaps even countertops.

I actually agree with what Andy said, and I have a couple of things to add. Being familiar with that house, I am fairly certain that the garage was converted to living space without a permit. That being the case, if you can't use that as a bedroom then there are only two bedrooms in that house. Your ability to maximize your rental income will be based on the bedroom count, so there might be a better option out there.

Just about anywhere on the west side will work well for rental income, a slight advantage might go to a house that is close to a bus line, since students don't have great options for parking up at the university. In the 500-600 price range you won't get ocean front but for your vacation or retirement purposes you might want to consider something as close to the water as you can get, which is probably 2-3 blocks away. That's not bad, actually!

The answer to your question depends on whether you are talking about the public water coming from Soquel Creek Water District, or a private or shared well. For info on SCWD, you should contact them at 831-475-8500. If it's a well, the water can be tested fairly economically. The area along San Andreas Rd. towards Sunset beach has definitely been identified as one where there are concerns about both nitrates and seawater intrusion. If you are selling, your agent can advise you about what kind of research and subsequent disclosure is appropriate for your situation. Hope this helps! Janine, Curt Abramson with Bailey Properties in Santa Cruz here. Right now, there are 32 homes active in Felton, and another 6 pending, so there are some active buyers right now. Average days on market has been hovering around 65-70 for the past few months. We've been averaging 50 homes for sale, 7-8 pending sales monthly, and 4-5 closed sales monthly for the same time period.

The sellers getting showings have presentable homes, actively marketed, at the right price. The biggest mistake people are making in Felton (and elsewhere) right now is putting their home out at a high price to test the market, then trying to drop it several times to see where the buyer's interest kicks in. By the time they approach market value, their property has been out there so long, buyers assume it has defects and they stay away.

Pricing right now is highly competitive. A home has to clearly be the best value of all the competitors in its range to draw buyer interest, and offers.
