Ann Berry-Kline answered:
Hi Peg! Ann Berry-Kline here! Looking at property for your college students is a wise investment! The dorms at UCSC are great and provide that first step away from home that, we as parents, want our kids to have. After that, when they need a bit more space or know the land a bit better, a property that you can rent out in addition to them staying there is wise and can be cost effective.

Give me a call to talk more about what you are thinking about and I can help you with the numbers to see if this is something that makes sense for you and your family!

As of 2/22/10 the property still has not closed ecsrow. Short sales can take 4-6 months for approval. The lender may make a counter offer to the prospective buyer. The lender will send a agent or an appriaser to estimate the market value. It may be higher, lower, or the same as the buyer-seller agreed upon sale price.
The buyer or seller can cancel the contract if certain terms of ths contract are not met, such as price, repairs, no deficiency clauses and so on are not agreed upon by the parties to the purchaase contract. I have a lot of experience in the short sale process, if you need my help please feel free to call me at 588-1988.
