This is downtown. You do not specify what kind of conditions you are looking for, what kind of community, the noise level, the schools, etc. in your question, so I can only offer you some general suggestions I offer to my own clients here:

- Come by the neighborhood and the property at night and during the day, both on weekdays and weekends. See how you feel in the neighborhood; how would you feel if your family lived there?

- Talk to the neighbors around the property - They will be able to tell you much more about the neighborhood and what living there is like than what an agent might be able to tell you.

I live in St. Leo's neighborhood (Cleaves and Park) which is a ten-minute walk to the Sharktank, er SAP Center. As a resident, I think the proximity to SAP, downtown, the train station and light rail makes for better quality of life. We do have street parking by permit only so SA Center goers don't clog up our residential streets. Most of my neighbors agree.

However, people are divided on the benefit of the proposed major league baseball stadium (equally nearby). I personally love the idea.

Wow! I read few of the posts here and was astonished at the negative comments. I've been living at this location for more than an year now. I'm completely aware of the guest parking issue, still the tow-away comments are so misleading. Every house has 2 car garage, its under-usage creates the guest parking issue. The houses are still being built, would probably take 8-12 more months, which explains the construction equipments. The park is quite nice. You would regularly see parents with the kids, dog walkers, etc. Security has never been an issue since last one year. The old condos built with inter-locking schemes has some noise issues, but are long sold out. The new town-houses which are available now do not any of the noise-issue. The proximity to 880/101 is awesome. The $400K price tag is too attractive for a decent, family friendly community like this; my property has already gained ~10% since I bought last year. ... more
