There can be several reasons, namely the listing for a rental is actually for sale,
And the ad is a scam.

The property has already been rented hence no one returns calls

And lastly, renting the property maybe a low priority, hence the delay in getting back.

When there are just web links it gets risky for a renter.

Do not mail any deposit in the mail without being sure it is legit.

When trying to get a rental, the landlord will surely want to see your credit report. It would be a good idea to make your credit look as good as possible and with no recent late payments. Since you already live in Santa Clara you are probably at least somewhat familiar with the local cities and housing market.

You should probably start educating your boyfriend about the local rental market. It doesn't make much sense to try and find a place to rent until you are ready to rent it. Most landlords make a fairly quick decision among the people who apply. Just send links to places that you think would be nice so that he can express his opinion and the two of you will have a consensus of what you want to rent.

Many rentals are handeled outside of Realtors and directly with Landlords and Tenants. Though, working with a Realtor or rental agency will help in making sure disclosures are done properly etc - it is not uncommon to work directly with the landlord. You do want to make sure everything is spelled out, who is paying what, what is included in the rent, guests with extended stay, garbage / utilities, pet issues etc. If you feel overwhelmed you can hire a Realtor to help you, or have the landlord hire one to facilitate the deal. ... more

That's a viable idea. In fact, a friend of my son's is doing that right now. He house-sits vacant mansions that are for sale in Florida. I'm not sure whether he does it for free or whether he gets paid for it; I think he gets paid a small amount.

The requirement, of course, is that he keep the house in spotless condition at all times. And he does, so it works out great for him, great for the Realtors, and great for the sellers.

Tip: Don't think of yourself as a renter looking for free rent. Think of yourself--present yourself--as an entrepreneur offering a low-cost (or no-cost) service that will benefit the Realtor and the seller.

Contact Realtors who handle upscale properties in your area and work something out.
