We are a real estate search engine so we don't represent the homes found on our site. Please follow these steps to begin your home search:

This listing does not appear legitimate. The home just sold to buyers, so I don't think that the property is up for rent. In fact, the listing agent's website doesn't work, the schools listed for the homes are completely incorrect and the rent s suspiciously low for a three bedroom. I've flagged it, but I think this is probably not a legitimate offer to rent.

If you have been renting for 10 years you have a rental history. Your new landlord will call your current landlord. If you do not have a credit history it could be a problem because you have not established any credit. If you can show your next landlord proof that you have lived in your current place for an extended period and have proof of payments they may be ok with that. Do you have cancelled checks and bank statements, and tax returns which can support your income and spending habits?

It is a challenging time to rent now, and the more forthcoming you are with the landlords, the better chance you will have.

What is the outcome you want if you sell this home?
Do you want to buy another investment property? Is a 1031 an option?
Take to time to think and discuss all possible options.
Should you decide to sell, this is definitely a good time - inventory is still way down and buyers
are fighting over the same few listings.

About the only good way to judge a possible upgrade is to see the actual house. Sometimes upgrades can be very beneficial such as adding a second bath to a 3 bed / 1 bath home. That upgrade can often add much more value than it would cost to do the work. I created some statistics for a client which strongly supported that the second bathroom would add $80,000 to the price of his house.

Alternatively if the home is a prime candidate to be knocked down and a new home built, an upgrade would be a waste of money.

An experienced real estate agent can often find sales which will strongly support the value of a remodel or upgrade. You wouldn't have to just rely on her opinion even though it could be very accurate if from an experienced agent.

Now is a good time to sell. Prices are high and buyers are able to obtain mortgages.

If you are trying to contact a homeowner to see if he would sell his house, a do it yourself approach would be to contact the Santa Clara County Assessors office. They used to display mailing addresses on their website but according to their current notes it is illegal to display the address of an elected official, so they don't display the contact info of anyone on their website.

If your goal is buy a good house at a good price, work with a real estate agent.
