Power Lines are a major cause of concern.

One can get an EMF reader from Fry's Electronics and can measure EMF readings.

Starfish prudent to do so.

There are great studies done, based on Age of Kid, Person and Bone Density.

Bone density determines EMF factors.

Unfortunately, to my knowledge, no such database exists for condominiums or co-ops in Santa Clara County. HOA fees are a function of:

1) Age of the community
2) Common elements and amenties
3) Maintenance of the community in the past
4) Funding

Since the above four issues can vary greatly from community to community, it is impossible to draw an average or even to put statistics together that would be more meaningful than a bowl of mixed fruit. You might try contacting the Executive Council of Home Owners (ECHO) in San Jose to see if they have any information that can be of assistance. ECHO provides HOA advocacy services to local area homeowners associations, and can tell you some information about the communities. As to assessments, however, it is unlikely that they can provide you with any information there since assessments in our state are not publicly published except occasionally when homes are listed for sale on the MLS.

Prices go up as you get closer to San Jose, Morgan Hill is an excellent compromise for the reverse commute to salinas and closeness to san Jose with low crime and good schools compared to Gilroy. Gilroy offers even better value for money if schools are less important and you pick the right neighborhood.

If you want country property with acreage there are several very good unincorporated communities in between, like San Martin, San Juan Batista, Aromas.

As always stay away from busy streets and other poor locations. Even if the house is nice it will alwyas be the last to sell even in one of our hot selling cycles if the location is dubious.
