No, it's not Mayberry and I wouldn't leave my car unlocked on the street, but compared to other cities Santa Barbara has always seemed safe. I think the crime statistics are mostly petty theft, tagging, stuff like that.
The gang "activity" is mainly harming each other (lol) and that happens mostly on the other side of the freeway (west of the 101), and around Milpas St, if you read the paper.
I have found the cops VERY responsive, when I have called about excessive noise or suspicious activity (like campers in the creek) on occasion. I say, go for it!

When you are looking at Foreclosures on this site, you are usually NOT looking at properties that are actually for sale. The foreclosure data comes from public records. Often the "price" is misleading as it is either the amount that the owner is behind or it is the amount of the loan that is foreclosing - and there might be 1, 2, 3 or more total loans on the property.

Your best bet to find good deals is to work with a local realtor who knows what is available today and also what is coming on the market. Hoping for a property you find under Foreclosure and thinking you can get it for amount shown will only lead to frustration and disappointment. Hope this helps.

This bodes true in pretty much any area where the rents are FAR BELOW the actual averages. Scammers infiltrate sites like Trulia & Craigslist to prey on unsuspecting potential renters. I would recommend to NEVER send money before confirming the person is either the owner of the property or has the right to represent the property (Property Mgmt company). Recently, I represented a seller on the Riviera. The seller was in a high equity position but with no liquidity to cover the necessary market preparation steps for the property. Part of the reason I felt comfortable paying for market preparation expenses is that we had a written agreement that I would be refunded on close of escrow. The other factor that gave me the green light to take this risk, is that the property was priced right in a low inventory market. We had 6 offers in the first week and it sold for all cash over asking price. I received my upfront funds back along with my commission and the seller received more money than expected for the property.
