These fees are late fees and accrued interest, as well as their administrative costs for going through the foreclosure process.

I deal with a few Credit Unions and most will require 20% down after 2 years--FHA is the best chance as they are also I believe 2 years and only will require 3.5% down even if it's a condo. So you have options but in OC with 15k is tough. Good luck ... more

We specialize in these exact situations while California real estate attorneys usually focus on more complex matters, only handling a few home sales per year.
