The first step is to talk with a local lender to get pre-approved. If they can't get you approved now, ask them to tell you exactly what steps to take to be able to get approved in the future. Any good lender should be happy to do this for you.

Just like the fist answer, rent to own home are very few and far between. There are new loans to find out there that can help with down payments, but not for much longer and they are to go away by Oct 1st.
Call my friend Gary Laughinghouse at Great Plains Mortgage and see what he can do to help you. 9187427696. After you speak with him give me a call and let me see how I can help you to list and sell your current home and to purchase another smaller home. The interest rate are still good and now is the time to buy.

There is a program for what you are doing that he can help you with and I do not think that you should have to double what you are paying. Always make sure to use a local lender, never use a lender that in on the internet to purchase or build a new home. If I can help in any way please give me a call too.
