I've lived in the area for almost four years and Johnson Utilities has been the bane of our existence the entire time. They charge WAY too much, their billing practices are predatory at best, and their infrastructure is falling apart. We even had to buy bottled water for a few weeks when they told us that their drinking water had become contaminated.

There have also been stories of sabotage and retaliatory lawsuits filed by Johnson Utilities against its customers.

We can't wait to leave.

I have found that listing requests seem to spike in the early spring and fall seasons in San Tan Valley. Summer seems to be the slowest period which means now would be a great time for a seller to list their home with less competition in the San Tan Valley area. ... more

I've been here since 2004. There wasn't much out here back then, but it has changed a lot. (You don't have to drive to the next town for a Walmart.) It's very safe, very peaceful. As worry most of Arizona, people tend to mind their own business, unless you all for help. Then a perfect stranger will give you the shirt off their backs. There are 2 real things that keep our housing low. 1, as many have said, there is often a commute to work, or a Waterpark, shopping mall, etc. 2, it's HOT. It's a dry heat, so you aren't all sticky, but it's oppressive. You must plan things around that. But with that also comes the monsoon. Late in summer, we have some of the most awe inspiring thunder storms, and when they roll in from the open desert, it carries the amazing fragrance, from the resin from the creosote bushes. So it really depends on what type of person you are. If you need bustling cities, this isn't a good place for you. If you enjoy sitting out with a friend having a tea, add the sunsets in a spectacular way, this just might be a place you'd enjoy. ... more

In my market, cosmetic updates is where you'll see money back upon the sale of the home. But there are certain maintenance items that need to be in order (roof, heating system, electrical, siding, etc.) in order for you to get what your house is worth -- but they don't necessarily add a whole lot of value. ... more

Details on the short sale are important here...I worked with a buyer who did a short sale 18 months prior, but had built the credit back up quickly and the lender was able to make a case that the short sale was not the buyer's fault (divorce) and that's not an accurate reflection of how her credit was used...so she was able to purchase long before the normal wait period. ... more
