Any amount credited that remains after the closing costs are paid is not available for you to put in your pocket.

Everything my colleagues say below is true. Additionally, be careful about where you meet someone purporting to be the authorized agent for a rental, and ask to see their ID. An agent should also give you a business card that you can check on the DRE website.

Recently, a renter met a man in the parking lot in front of my office. The scam artist pretended to be affiliated with my broker, and the renter gave him a deposit check. It was only after the renter didn't get the keys that he came back and came into the office to talk to the receptionist. By then his check and the scam artist were long gone.

Remember, if it sounds too good to be true, it probably is.

As long as seller is disclosing the fact they're selling the property then it should be fine. Not having proper disclosures is the main problem.
