San Ramon is an excellent area to buy, live and raise a family. It goes with out saying it has a top notch school district with excellent API scores. Besides 100's of reasons, most buyers are attracted to San Ramon for newer houses, easy freeway accessibility, clean and fresh air and excellent people!

There are tons of new businesses that have recently moved to Bishop Ranch including some great restaurants! Highly recommend you to go there for a walk!

If you take Bart to work, you're NOT in the most convenient part! Closest bart station is west Dublin and it does take at least 10 mins to get there during peak traffic hours! If you take bart to work, I would recommend you to also look into Dublin and Pleasanton.

I have 20 years of investment property experience as I have purchased and sold several investment properties.

Dublin is growing and is a very convenient to shopping, car dealers, BART, and freeways. San Ramon is a little farther away but also a great place to live. Both cities have great school systems.

Well first off since this is an investment property and not your primary home, things will be treated differently when it comes to finances and rules. You can no longer qualify for any of the first-time buyer perks like grants or an FHA loan unless you actually plan to occupy this property. On the other hand, inventory is not that big of a problem now. There are houses out there and usually during this time of the year buying process slows down. San Ramon and Pleasanton are both parallel in terms of schools. Both cities have great schools. If you stay under the new development of San Ramon also known as the Windemere you get some great schools with great API scores. Here are some famous schools with over all ratings and API score:

1-Bollinger Canyon Elementary : Over all rating 10 and API of around 930
2-Coyote Creek- Over all rating 10 and API score of 967
3-Hidden Hills- Rating 10 API 972

Pleasanton schools also have similar ratings but what you get in San Ramon is newer homes closer to the range you're looking for.

As far as the commute is concerned, the closest bart station would be the Dublin bart station.

For Pleasanton and Windemere, a 3bd/2ba SFH (on average) will be anywhere from $2700 to $3,000 range depending upon sq ft, locations, etc. I would use $1.30 to $1.50 per livable sq ft as a gauge.
