CA has automatic and declared homestead exemptions to protect a person or family’s residence from certain types of creditors. The homeowner does not have to record any documents to receive “automatic” protection. There are some benefits to recording a "declared" homestead exemption. The topic is beyond the scope of internet advice, but you could ask your Realtor to provide you with an article from CAR about California homestead exemptions.

Any change in title could affect a future sale with respect to providing seller's title insurance to a future buyer. Sometimes title insurance companies will require an affidavit from the previous parties on title even if they have already signed a quitclaim. Unfortunately there are scam artists posting fraudulent ads on Trulia and other Real Estate websites as well. The best we can do is report them to the Webpages Customer Service or Fraud depts and they should remove them. The police depts will not file a report on it unless there has been a loss of money, property or a crime has been committed. Just be safe. If you are looking for a rental or to purchase, please use a Realtor.

Start by contacting a Realtor. Set up a consultation and that Realtor will be able to answer any questions that you have. I have a buyers presentation that goes over every aspect of the home buying process. This is done prior to contacting a lender so that you know what to expect from the very beginning.

Talk to her and try to work it out. Do you have a rental agreement? Has she always paid on time? Is she in breach of any of the terms in the rental agreement? Do you plan on moving back in? Do you currently live there with her and only rent out a room? There is not enough information here to go by.
How long has she lived there? Less than a year, more than a year? That matters because of the amount of notice that you will have to give her.
Someone asked a great question earlier... Do you want to sell the unit?
This questions was also posted a while back so if you have an update for us that would be great. Let us know how it turned out.

There are so many missing variables here. We do not have exact figures and can only estimate based on the amount of information that you gave us. Your agent can easily provide you with a sellers net sheet. If you do not have an agent but are using and Escrow Company, ask the escrow officer to provide you with one. It shouldn't be too much trouble.
