The Mechanics Bank is the City of San Pablo's preferred lender/bank, if you would like to speak to someone who has successfully received these funds contact one of their reps in advance. Like most cities, counties and states CofSP has an excellent program. Always check with their official website or call/visit their home buyer program office for the most current and updated qualifications/requirements and guide lines. From what I understand the city has a program lending qualified buyers up to $100,000, with"0" interest and is deferred up to 30 years or until you transfer the property, refinance or if you pay-off the loan. Buyers are "first timers" or if you "haven't owned in the last 3 years" and the subject property must be owner occupied, located in a designated "targeted area" within San Pablo, satisfy their income qualifications and limits, use their preferred bank which is the Mechanics Bank and your 1st mortgage must be a conforming loan. The agency gets paid by sharing the appreciation rate and is prorated accordingly. The best part is if you stay in the property for at least 10 years some parts of the agreement may be forgiven. Dont forget to check other programs within the state and county, ask you human resources department for any programs your employer may have or if you belong to a professional-career association check with them too.
