You can't claim misrepresentation because your lease does not have any written language about school districts. Anything your landlord told you about school district boundaries is VERBAL - not written, so it will not hold up in court. Your mistake was that you never verified what you were told. You should have visited the school district directly and asked them. Bottom line - you will need to pay rent until your lease expires or you will have an eviction on your credit report. Hello pixystix39, you will need to determine your qualifications as well as the value of the home to make a decision. A market value can be determined with the address with a CMA, comparative market analysis. Once you know your purchasing power and the value of the home you can decide what to do from there.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, home price, loan program and how much you want to invest into the down payment and closing costs. How much are you paying currently for rent, your qualifications and the address for a value will be the determining factors.

You may qualify to buy FHA with fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program. You may consider 3% down conventional from a minimum 620 fico score. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Millbrae is GREAT, but it is pricey. Try looking on the border of Millbrae and San Bruno. It is also less expensive on the East side of El Camino Real... They do have a ton of affordable duplexes and small apt complex's hidden away on the small side streets. I suggest driving around Cappuccino HS- area. They will have the BIG for rent signs out. You can also try looking up the property management rental offices on-line for that area- that is a good and helpful option.. Good Luck ... more

The rental contract determins your rights duties and obligations. If you have no written contract, you must have an oral contract. That being the case, you may want to write down what your understranding is and see if that issue was addressed. If there was no written or oral contract, your landloard can change the contract with written reasonable adequate notice. Look closely at your rental contract. See if, in fact, you are responsible for 1/7th of the PG&E bill.
You may in fact have no suich responsibility. Also check (in your contract) to see what happens if you pay your rent in full (by the usual method - check) and do not contribute anything for PG&E or in fact pay about $40 per month. Finding good rentals is a little harder.
Also, while there are many good schools in the cities that are along the 280 route, there are not that many rental properties in a lot of these areas and different schools have different extra curricular activities which may be appealing to you.
for example: Las Lomitas District is small, with just 2 schools, Las Lomitas: K-3 and La Entrada 4-8. La Entrada has a wonderful newer science building.
Palo Alto school district is larger with 10 Elementary schools, including several programs that have lotteries for entry: Hoover which is more teacher directed, Ohlone which is more project based learning, a Mandarin Emersion program, and a Spanish Emersion program. Also, the Palo Alto Children's Theatre has a great in school theatre program in the schools from 3-8 grades.
Las Lomitas has a large rental area in Sharon Heights and Palo Alto also has some large apartment complexes.
Renting single family homes is competitive, but can be done.
