As Steve mentioned be sure to look at the types of crimes. Often areas near schools will have a high number of crimes because parents want the police to strictly enforce traffic laws.

What would be most beneficial though is to encourage your son to take action. He should contact his neighbors and let them know he was robbed and encourage them to report any suspicious activity. If out of area thieves have targeted the area, vigilance will persuade them to go elsewhere. If it is a local resident, enough people watching will get him caught.

There is more to making a good offer than just offer price. Your agent should be giving you better advice than you can get in a forum from people who do not know your circumstances. Work with a strong experienced agent and you will probably have more confidence in what you think than in the advice from strangers who know nothing about you or your situation.

For most people buying a home involves learning even if they bought a home perhaps 7 years ago. An experience agent will help you learn quickly and make a better offer than you could on your own.

were very expensive because of the materials I used. A bit of advice. Don't overbuild. Get referrals
of course.

Most of all remember a good contractor is WORTH the price. Remodeling can be an expensive nightmare to correct and go try and collect. It is also very disruptive to say the least. Do your homework and set parameters, such as payments, time frame, and the size of the crew that will be working and how often.
Don't allow them to jump from job to job. Have ALL your supplies ordered and stored in your garage ahead of you can enjoy the process.

There aren't deals on the west side of El Camino in San Mateo. There aren't enough houses for sale to allow for a softening of the market on the west side. The deals you're looking for are in Shoreview and that area east of 101.

As for Burlingame. Forget it. There isn't a bad part of Burlingame. There are some houses overpriced and sitting, but the west side of Burlingame, Easton Edition, sells for close to asking and that's close to $2 million right now.

If you are trying to time the bottom of the market, you can't. It's pure luck to hit the bottom in a real estate market. Around the country the market is warming up and it will here, too, if we ever see more houses for sale. Look for a house you like in the area you want to live in, and then make an offer. See what happens then.
