Don’t freak out because you have heard a story about banks foreclosing in the middle of a short sale. If the short sale lender has already approved your short sale it would be against their best interests to foreclose at this point. One of the jobs incumbent on the short sale listing agent is to stay in touch with the short sale lender’s loss mitigation department and make sure that a foreclosure is not scheduled.

New legislation that impacts what actions can be taken by short sale lenders has been passed in California but does not take effect until Jan. 1st of next year.

Below is a link to the local MLS, this link will take you to a search of all the homes in the cities of San Carlos, San Mateo, Burlingame and Millbrae with a minimum of 4 bedrooms and 2 baths. I also included in the search the price range between $1,000,000. to $1,500,000. You can click on each MLS number to view each property, the earth will map each house and some also have Virtual Tours to view. With Silicon Valley and San Francisco minutes from these cities I thought this would be a good start.

Please understand that inventory on the peninsula is way down from those crazy years(2002-2005), in some cases as much as 50% so overbidding and multiple offers are back! Because of the numbers you mentioned, I would recommend that you come to the place I've called home my whole life and rent for a little while. Then you can get a better Idea of what each city offers. If you do see a property and you would like more information, I'm just a call away.

There are several properties in San Mateo area that fit into your criteria. Depends on whether you want your house closer to San Franciso, or a bit south so you can enjoy sunnier and warmer weather. What does your time frame look like? Do you need something right now, or are you just checking so when you come to the Bay Area, you can start viewing the houses?

Schools are a big factor when you decide to purchase a home. What type of school are you looking for Elementary, Middle or High school? Because that would effect the your search, and always call the school district to double check because even if the neighbors tell you that their kids are going to such and such school that does not guarantee that your child will go there! (and get it in writing from the district if possible) San Mateo and it's surrounding cities have many lovely home with excellent schools and unfortunately inventory is low now so you need an agent who is on top of things and who has access to pocket listings and pre open house showings as I noticed that many homes are selling before they get to the open house. I believe I'm well connected to the market and to other agents who might have listings that are not on the market so if you decided to pick your Real Estate team I would be honored to be part of it!

Please note David's comments about REOs. And I will respectfully disagree that there is no such thing as an expert in foreclosures. Although all banks have different processes, there are certain things that repeatedly come up that are different than a regular sale, and buyers need to understand the differences and intricacies of this type of purchase prior to entering into a contract as do their representatives - an agent/broker inexperienced in these transactions can lose the deal if they don't know how to handle the bumps in the road that are specific to REOs and happen on almost every deal.

Everyone has to start somewhere, but you don't want your agent cutting his/her teeth on their first REO deal on your transaction. If you haven't done these before, you won't know how to handle it. I can think of at least 3 transactions that surely would not have closed if we didn't know what to do from prior experience. We work in San Mateo and happy to help but it's not our primary area. I've spoken with Mr Tapper on the phone before on a potential referral and he came across as very knowledgeable and professional - call him before you hire anyone else.

In my opinion you can find SF homes within the price you specified in Redwood City (lower parts of RWC), Daly City, Brisbane, East Palo Alto, and Shoreview in San Mateo
You can also try short sales as well as I have seen some of them that are being sold within this price range ... more

The area that you mentioned in San Mateo is called the Lauriedale area and at the present time there are no active listings for rent in that area on the MLS website. At the present time there are only 11 properties in the city of San Mateo that are for rent on the MLS and the prices range from $2,400 to $7,500 depending on size and location.
I would recommend that you start with the website listed below which is the public side of the same website that Realtors use.
