This is a scam. I went to the model home on 3/21/15 and was told that there were only a few lots left. Most of the models are no longer being built and the ones remaining start in the mid 140,000's. I saw a For Sale sign on one of the occupied homes that said it would be on the market soon. The "photos" in this ad are renderings. The actual subdivision is a rather nice community of attractive homes on tiny lots, seemingly good values for the area. ... more

The Rental Mkt in San Marcos is crazy busy at the moment. Primarily driven by the student body of Texas State, a lot of property is being leased, sometimes sight unseen. Rental prices are super inflated due to the housing shortage for students. My advise to you is make sure you have your financial ducks in a row before you step into the Rental Mkt of the 78666. As a rule of thumb, I advise my clients to have 2.5 to 3 times their budget in reserves to cover their startup expenses such as application fees, deposits. administration, utilities, etc. Contrary to popular belief, Moving is NOT Free!

Hey Crystal! That's a tough one to get approved by many landlords! Especially with that many people living in 1 house. I would suggest possibly renting a duplex and live side by side and that way it breaks the # of people and pets up so they are not all in 1 unit. Another alternative is living a bit further out in a rural area. Many Landlords outside the city are more open to more, more more! Hope that helps!

Most lenders are at 640 for 100% VA loans.

$0 down VA loans have AWESOME RATES..... You DO NOT pay high interest rates as suggested.

This is a VA Benefit.... We thank you for your service.....

Make sure you talk to lenders about rates and programs.... not real estate agents
