Hi Jackelyn,

It depends on the loan program and the lender. There are lenders like Roswell and myself that can do FHA loans down to a 580 score but there are other loan programs like the no money down USDA mortgage that require a 620 or better score.

Since San Luis is an area that's eligible for the USDA program you should start there.

One of the best things about this mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $155,000 is going to have a monthly mortgage insurance payment of $161.45 but on a USDA mortgage it's only going to add $51.66 to your monthly payment.

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

Probably not right now. You may be able to find one that the seller will carry a note on if you have sufficient cash to put down. With a foreclosure on your record it could be quite some time before you can re-qualify for a new loan. The best advice I could give you would be to consult with a local, reputable mortgage lender. Being a first time buyer is not the issue, but there are MANY other factors besides income that go into securing mortgage loan pre-qualification in Arizona.
