Hi Jackelyn,

It depends on the loan program and the lender. There are lenders like Roswell and myself that can do FHA loans down to a 580 score but there are other loan programs like the no money down USDA mortgage that require a 620 or better score.

Since San Luis is an area that's eligible for the USDA program you should start there.

One of the best things about this mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $155,000 is going to have a monthly mortgage insurance payment of $161.45 but on a USDA mortgage it's only going to add $51.66 to your monthly payment.

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

Please feel free to contact me for more information or help. You can also find info on my USDA Mortgage website by clicking the link below.

If a home is on the market. You want to know how long it has been on the market, how many price reductions have been made on the property and what type of competition the home faces.

Probably not right now. You may be able to find one that the seller will carry a note on if you have sufficient cash to put down. With a foreclosure on your record it could be quite some time before you can re-qualify for a new loan. Banks are not sympathetic to your circumstances because everyone has lost their equity and value on their homes in this down turn. Good luck. ... more

The biggest problem with your question, Emma, is that we don't know how low is "low" to you?

The best advice I could give you would be to consult with a local, reputable mortgage lender. Being a first time buyer is not the issue, but there are MANY other factors besides income that go into securing mortgage loan pre-qualification in Arizona. If you want or need a referral to a great lender or two, just email me via my Trulia profile.

All the best!

Talk with one or two lenders. Get ideas from them on what steps you need to take to get your credit rating up.

Howdy! The best websites for property values are www.zillow.com and housevalues.com. You can also visit my website, www.propertiesinyuma.com, and access the Yuma Realtor's Multiple Listing Service which has a lot of information on recent sales prices in Yuma County.

Feel free to call me if I can be of any service. If you have a specific property in mind I can do a Comparative Market Analysis and let you know what price range it is in (free of charge). Thanks, Dan
