There are mobile homes in parks and mobile homes on land that you own. There are also manufactured homes. You need a qualified real estate agent to help you in this area. And when you're a buyer, you don't pay a commission to an agent, so make sure you get a GREAT agent that really knows what they're doing. Make sure they have experience with mobile homes. And make sure they're licensed. Sometimes a mobile home in a park is the right thing for you. You pay a monthly rent for the space and you pay for the mobile home. Generally the rent doesn't go up, but it's possible that it might, or that the park could get sold. If you buy a mobile home on land, you never worry about your "rent" to go up. It's as safe as buying a house. And there are some great deals out there. I live in one, and I love it. They can all be financed, but if it doesn't meet certain requirements, it requires special (hard money) financing and your interest rate will be 3-4 percent higher than standard loans. You can even finance mobile homes in a park through the special financing. If it meets the requirements, it can be financed VA, FHA, conventional - just like a condo or single family house, even with a low down payment. ... more

1-if you don't generally care that these folks that could lose their homes, then DONT DO SHORT SALES
2-you should be able to come to the table with all the info. these folks need to get started...speakto an attorney?, has the bank said to do a SS?, have you asked a tax guy questions?, DO YOU HAVE A LEGIT HARDSHIP?
short sales take up a lot of time, A L O T...they are a PIA, no doubt, but it's found money I say, you just go through a longer trail to get to it, and you get clients for life(and yeah, they do buy something 2-3 years later)...and if you have no experience with them, refer them to an up and up agent who does them...really-you as an agent would be more of a hero referring them to an agent who knows what they are doing instead of giving it to a $$$ hungry person who wants to make a home run by doing these short sales...UGH

Seriously I thought you were being cheeky pointing out he had something for me to "rent"! :-)
I'm a renter now, and hubby and I are hoping to buy toward the end of the year, but we're researching neighborhoods while we get our financial stuff in order.

As for renting, we're renting now and we love our apartment! Truth be told, we would (almost) buy if it were possible.
For now though we did get in touch with a realtor and were shown some properties last weekend to get an idea on floor plans.

I find that hard to believe. If you can't find someone in SJC I suggest you drive through Nelli Gail in Laguna Niguel. Write some of the listing agents info you'll find there. Or, check Nellie Gail on the MLS. If you want a KW Agent there's an office with about 180 agents very close by in Mission Viejo right near the Shops of MV.
