There are mobile homes in parks and mobile homes on land that you own. There are also manufactured homes. You need a qualified real estate agent to help you in this area. And when you're a buyer, you don't pay a commission to an agent, so make sure you get a GREAT agent that really knows what they're doing. Make sure they have experience with mobile homes. And make sure they're licensed. Sometimes a mobile home in a park is the right thing for you. You pay a monthly rent for the space and you pay for the mobile home. Generally the rent doesn't go up, but it's possible that it might, or that the park could get sold. If you buy a mobile home on land, you never worry about your "rent" to go up. It's as safe as buying a house. And there are some great deals out there. I live in one, and I love it. They can all be financed, but if it doesn't meet certain requirements, it requires special (hard money) financing and your interest rate will be 3-4 percent higher than standard loans. You can even finance mobile homes in a park through the special financing. If it meets the requirements, it can be financed VA, FHA, conventional - just like a condo or single family house, even with a low down payment. ... more

Well San Juan Capistrano is a very good place to reside. Don't know much about ghost stories. But you can easily apply for housing loan, if you have a good credit history.

Seriously I thought you were being cheeky pointing out he had something for me to "rent"! :-)
I'm a renter now, and hubby and I are hoping to buy toward the end of the year, but we're researching neighborhoods while we get our financial stuff in order.

As for renting, we're renting now and we love our apartment! Truth be told, we would (almost) buy if it were possible.
For now though we did get in touch with a realtor and were shown some properties last weekend to get an idea on floor plans.

Hi. I sold a beautiful home in Marbella Estates several years ago, it was quiet and the clients were so pleased with their new home. I live in Coto de Caza and have been here for 10 years. Coto is also a beautiful place, golf courses, country club, private community, etc. Some of the homes back up to the nature park and the deer will come up to your back yard. "ie very Quiet" you can actually hear the birds.
Depending on where you live the tax etc. will be different. I'd love to show you around these private communites. --- just give me a call or e-mail (taje a look at my Coto listing)
