The answer is not so cut and dry. Work with your realtor and determine what buyers are looking for and very importantly look to see what kind of remodel is possible for the next owner. If there is very little room to expand then likely you would want to make the property show what the future could bring and spend more money giving them a look into the future. If the property is highly likely to be extensively remodeled, then I would go easy on any major work as it will all probably be torn down and that would be wasted money on your part and potential buyers would not be impressed since all those improvements might be wasted.

Whatever you do, cleaning and painting would make the property show nicer and would avoid people looking at the property negatively and lower their bids that go with that feeling.

A home inspection isn't a bad thing when you're selling your house as is. Additionally, they will help you assume the rehab coast as well as refer a buyer to buy your house

While home inspections and appraisals can derail the sale of your "as is" home, there are things you can do to keep things on the track.

For one, if you aren't familiar with the home's flaws and what is in need of renovating/repairs, you can ask your Realtor for his take or even hire a home inspector to ward off surprises down the line.

I negotiated the mortgage lien on an investment property and entered into a contract for sale with an investor. I have recently discovered that there are a ton of city liens on the property that equate to much more than the property is valued and the investor has offered.

I want to release this property and of course the seller is trying to hold me captive. Is there an expert that negotiates these types of liens? If so who do I contact (attorney, other)? Can the buyer hold me to a contract if I can't pay off the liens?

Did the contract say that the realtor to pay your wife after her transaction is closed and funded? If that's the case then it will probably be a month before your wife gets paid. The house is likely under contract now but not yet sold (closed and funded). If the contract says your wife to be paid once the service is rendered regardless whether the house is sold then I would bring that realtor to a small claim court. ... more

Regardless of all of that. The Law is that you must disclose all known material facts about the property. If your house has such problems, you know and you don't tell the buyer, then you are liable. Also, it is impossible to know what 'as is' means until you do your due diligence. The Agent has a fiduciary duty to the client. We're not selling fruit here. For most people their home is their single biggest investment and equity.
