The demographics are changing and places like Mt View which is more high income technics transformed from a service industry after Google went ipo. Today, MV High is one of the best high school in that area. Same will happen to many neighborhoods.

In short, yes. The longer answer depends on your location and house. Burglars are typically looking for the easiest target with the most value. If you show that your home is protected, they're more likely to move on. Some were hastily built one could buy one for $6000 in the 1960s under HUD program.

There are hopes that with the new police chief and new hires being added that this will change. What I tell my clients is to view the sites mentioned below, however take a look at other, more affluent communities as well. I live in Almaden, and even our community has its share of crime. Although violent crime is not to be taken lightly, some of these reports may be taken with a grain of salt. No one wants to live in fear, however as Terri mentioned, one of the best gauges is to ask the neighbors in those neighborhoods you are searching for a new home. I attended Leigh High School while living at the apartment complex right across from Noddin Elementary school from 2004-2008. What I can tell you is that It's alot better of a neighborhood than nearby Merill and Camden. You should stay away from anywhere near Del Coranado Apartments (no credit check required/ drug dealer attraction etc.) and you should be fine!

The rest of the neighborhood is very nice (Harwood etc.) Leigh High, Union Middle, and Noddin Elementary are one of the top rated schools in the area. (http://school-ratings.com/cities/San_Jose.html)

Depends on what area within 95125, in general its a very good area. San Jose in general has seen an increase in Burglaries. I live on Communication Hills within 95125 and we have a nice neighborhood. I don't know which crime map you are looking at so I can only propose some possible explanations.

The Los Gatos Creek Trail runs behind homes on one side of the street. Crimes reported anywhere along the trail may be counted as nearby even though they aren't.

There may be crimes reported which are related to the public land associated with the creek such a vagrancy, unlawful disposal of trash, etc

The Willow Street may simply be the arbitrary dividing line between areas.

The house in your link is not for sale. What you have in that link is merely a public record of that property and an estimate of value if it were for sale.

The last time this property was for sale was back in 2010. This property was listed for sale back in 2010 and sold for $255,000. Close of escrow was May 26, 2010.

With respect to whether or not this neighborhood is a safe place to live, we as Real Estate Brokers and REALTORS are not permitted to give an opinion with respect to that issue.

I have found that one of the best ways to get a good answer to that question is to knock on the doors of properties in the neighborhood, and ask the occupants what they think of the neighborhood, what to they like about the neighborhood and what do they not like about the neighborhood.

After you have talked with approximately 5 to 6 people in the neighborhood you will have a good idea whether or not this neighborhood is a neighborhood that you will be happy with.

Right now there are very few homes available for sale in San Jose. There are thousands of people who need a place to live. There is an enormous amount of demand for houses for sale and there are very few homes that are actually available for sale.

Any homes that do come on the market are sold almost immediately, often with multiple offers of 10, 20 and 30 offers or more, with overbids of $50,000 to $100,000 over the most recent comparable sales not uncommon.

I recommend that if you are going to have any chance at all of getting a home for yourself and your family, that you ask a REALTOR to represent your interests for you. That is the only way that you will have any chance at all of being competitive against all of the other offers and overbids that you will be up against for any house that does become available on the market.

You can find the crime reports for most cities in California by looking at www.crimereports.com. The police affiliate themselves with this site, and will post crimes on the site. However, there is NO substitute to simply asking the neighbors in the area about their experiences with crime. While there will always be crime even in the best neighborhoods, the frequency and the level of safety in the area is best described by the residents of the area.

If you get a chance, take a few minutes to talk with the neighbors around the home, and find out about the neighborhood, the crime rate, schools, and what it's like to live there. That will be the best way to get information about the home and the surrounding areas.

This should help---the 100 index is the US and the index to the left is San Jose and the far left index is 95126

So the total crime risk in US is 100...San Jose overall is lower at 97 but 95126 is higher at 126. Motor Vechicle theft is particularly high.

Personally I think that this is a very nice neighborhood. The list price for this property appears to be very low. There will be multiple offers and overbids above list price for this property. This property will sell in a few days.

I have found the best way to tell if this neighborhood is the right neighborhood for you , if to go out and knock on a few doors of the neighbors and ask the neighbors for their opinion about the neighborhood.

Ask the neighbors what they like and what they do not like about the neighborhood. That will give you a better idea whether you will like this neighborhood than almost anything else that you can do.
