So, now, 9 years later update - community is suing builder (KB HOMES). No surprise since KB gets sued for defects a LOT. Anyway, just thought you might want to know.

Defects include leaks, cracks, planter bed linings coming out, stability of balconies, roof and stucco construction, etc.

It'll be a year or two before this thing's settled.

Hello Cindiesue, how much are you paying in rent and how many bedrooms? What is the maximum payment you are looking to achieve?

The mobile homes in parks usually always can not be rented out but some parks do. The mobile homes are harder to finance as well especially if they are older than June of 1976 or single wide. If you were to buy one you would also have the space rent on top of the payment.

The rentals in San Jose start from $1,295 for 1bd 1ba apt. The purchase start from 299k for 1bd 1ba condo. You may qualify to buy with minimal out of pocket expenses with down payment and closing cost assistance programs.

Are you looking for a condo, townhome, single family residence or only mobile homes? What price range, number of bedrooms, bathrooms, etc. What are your fico scores and how much do you have to invest towards the purchase?

If you figure out what cities/zip codes you are considering, minimum number of bedrooms and the maximum payment/price you are looking to achieve any agent can email listings to fit your search criteria. Your email address is needed to set you up for the automatic daily updates.

You may consider 5% down Jumbo with a minimum 720 fico score from 424k up to 1.5 million and 10% down from a minimum 680 fico score and up to 3 million. You will need 20% down to purchase over 3 million.

Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs. Your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

Unless you own the land, it will not be considered Real Estate. You cannot get traditional mortgage financing. A mobile home is consider more like an auto loan.
