There is also a really great art gallery/lounge combo down at 251 Rhode Island and 16th Street. They feature work from local and national artists with a particular focus on San Francisco artists. Every couple of weeks they have a new show. Keep any eye out for one that looks appealing to you and pop in. Don't be surprised if you find yourself dancing away into the night to some of San Francisco's best DJs.

You will have to look at it from a capitalization rate and gross rent multiplier and have a realtor help you with this.

In Fremont, there is no rent control...but you have to go through a judicial process for evictions.

In San Francisco, there are multiple rent control and eviction control laws.

However, in San Francisco, Condos and single family residences are usually exempt from rent control as well as properties built in the latter part of 1979.

Interview a few realtors with investment income experience as a general realtor without this experience would not work for you.

The Mission & SOMA probably have the MOST and many of these are dance clubs or bars w/ live music --- a little funkier. The Marina & Cow Hollow have a lot of trendy, more yuppified bars, not as many for dancing/music. The areas really have much different vibes and cater to different crowds, with some crossover at certain places. ... more

The bars rock, the clubs are off the hook, and the sights by day are photo worthy. They're home to the 49ers, and Giants, so there's always a reason to throw peanuts! Shoot, the Raiders, A's, Golden State Warriors AND the San Jose Sharks are right next door too! If you're a sports fan, you can't ask for a better place to call home.
