There is not that many drawbacks in this area. There are not that many stores around the area. The area is one of the only spots that still has liquor stores at every other corner. It is not that trendy of an area but if you are looking for quiet and peacefulness, that it is. Around the Geneva Mission area though if you are not a big fan of the marijuana movement there are a few medicinal dispensaries in the the area that do make the area at times seem kind of sketchy with guards standing on the street. ... more

It's a very quiet, clean, low crime part of SF.
There are beautiful views, and many local cafes and restaurants just a few blocks away. I like the village feel of the neighborhood where you get to know your neighbors, have your favorite cafe-barista, hair salon, and be a regular. Washington Park is a nice place to picnic, hang out, walk your dog, or jog around. There's also a great clean swimming pool with sauna where you can do laps, classes, and outside there are new public tennis courts. ... more

Hi Tarwe007: That's a legal Q. You can probably get a good answer from the S.F. Rent Board or Tenant's Union. They know the rules. What you can do, and what you can do legally, are often not the same. Can you get away with it? What are possible risks to you? Those are all Q's you need to have answered before you move on that idea. It may look good to you, but it could prove to be both
costly, and even dangerous. Once you rent to someone, and they establish residency in your apt.
you can't just throw them out if they refuse to pay you, steal your food, etc. etc.
