As a retired realtor and having replied to hundreds of similar questions, let me add to Derek's answer. Real estate websites like Zillow, Trulia, etc. get their information from counties across the U.S. Many home owners don't realize that your local tax assessor can legally give away property information on everybody's home. It's public information. This includes: lot size, square footage, number of bedrooms, bathrooms, number of garages, type of home (condo, multi family, single family, mobile or manufactured home, etc.), when home was built, property taxes paid, etc.

Public information that is NOT included: whether you did any upgrades / renovations or not unless the county knows about it with a permit; school district information, neighborhood information, condition of your home, layout, etc. Remember, these are MAJOR things that buyers take into consideration before submitting an offer. However, these items are NEVER included in real estate estimates online.

Real estate websites like to have consistency throughout the U.S. so they restrict their estimates to public information that can be applied to any home in the country. This is why websites state in writing that estimates are a starting point and are NOT to be used in a real estate transaction. Therefore, save your lawyer fees because you will not win. If it's any consolation to you, I know there is a class action lawsuit against Zillow. Care to join? I'm also curious because Zillow had a question and answer board until it closed earlier this year. It was about the same time as they were getting hit with massive class action suits. Coincidence?
