Find the agent with a personality that works best with you and who will work hard for you.
Some are experts in the local area. Some have more stats and more creative ideas to get your home listed and sold in a timely matter.
Also, some have more unique marketing plans. The bigger agencies have an advantage to whom they market with. Yet, some of the single agents will work harder because they are trying to compete again the big team agents.

It depends if your home is prepped ready to go. The more prepped you are, the better chances it will sell. With limited inventory, homes that are nice, prepped and priced correctly will sell in a reasonable amount of time.

They do not update it automatically, you can log on, click on your name upper right and go to listings. You can also go to help center and type in update sold listings for diections

The data you reported is coming from your county records, because of this I am unable to edit the information. This data is gathered by a third-party data collector and if correct with your county, it will be updated on Trulia when the updated data gets sent to us. My best recommendation would be to contact your county to ensure that the public records are up to date.

If the county records are correct and Trulia has not received the updated data yet, owners have the ability to edit their home facts on Trulia which appear in the 'Owner Information' section. Please know that edit home facts feature is currently removed from the property pages while we improve the feature. While we do not have a specific date for when they will be available, I can assure you this is only temporary. We thank you for your patience.

In California, the cost of sending HOA documents to escrow is regulated by the Davis-Sterling Act. It is supposed to be related to the actual cost to produce and deliver. These forms are usually are copied, bundled and stocked to be sent to the escrow company. upon request. The average cost is about $150 and paid by the owner. However many HOA's pad these costs and feel entitled to charge whatever they want. If the cost is over $300 the owner should contact his city or county attorney and ask for intervention. The buyer, if they spot an outrageous charge for these forms cost should think carefully about closing the deal. It is an indication that your future HOA will probably be bilking you after you after you move-in. California has yet to put teeth into this form of cheating and ignoring the law. The seller should stipulate the cost be split between the buyer if over $300. In the alternative, you can ask your sales person to pay the excess amount out of his or her commission, which they will probably do to save the sale.
