When you give your lender a deed-in-lieu of foreclosure, it's final and you'll no longer own your home. With a DIL, your mortgage lender becomes the new owner of your home and may expect you to immediately vacate. However, most mortgage lenders don't want homes they end up owning through DILs deteriorating from lack of maintenance. To avoid deterioration of their lender-owned homes, some mortgage lenders are now giving homeowners offering DILs a way to rent their homes back.

"Deed-for-lease" is the general name given to lender programs allowing struggling homeowners to give their homes up and then rent them back. Most lenders using deed-for-lease programs take homeowners' homes, lease them back to the owners and try to find investors to buy the homes. Fannie Mae and Freddie Mac both feature their own deed-for-lease programs as well. The majority of mortgages in the United States are actually owned by Fannie and Freddie, the two government-sponsored entities, though serviced by authorized mortgage lenders.

Hello Lewtogo, you will need to be pre-approved to be able to meet an agent to view and submit offers on any homes of your choice. Do you know what your fico scores are and what is the maximum payment you are looking to achieve?

You may consider 5% down jumbo from a minimum 720 fico score up to 1.5m and a minimum 680 fico score may consider 10% down jumbo up to 2.5m.

If you figure out what cities/zip codes you are considering, minimum number of bedrooms, baths and the maximum payment/price you are looking to achieve and you can be emailed listings to fit your search criteria.

Once you are pre-approved you will know your purchasing power and perimeters to narrow down your search areas by price. Check out the web reference link below...

There are communities where you can own the land in the form of a co-op, or other arrangement. It's really a good way to find affordable housing, especially for seniors. There are mobile home communities in other areas as well, where you own the land, fee simple (just as you own the land for a home). These communities are rare, but they exist. Communities in Murrieta, Vista, Fullerton, Menifee, Colton, Homeland, San Jacinto, San Clemente, etc. Make sure you're working with a Real Estate professional that knows mobile homes so they can help you with financing options and permanent vs. non-permanent foundations. As a MRP and agent in San Diego, many military in San Diego rent then sometimes realize it is easier and less expensive to buy something. The rising cost of rent plus the advantage of having a 0 down VA loan and BAH puts military at an advantage to buy. Our inventory is slim pickings when it comes to rentals.
Also, since you are planning to be in San Diego, you can build equity. Once you move again, you can have more money in your pocket to buy again at your next PCS.

I used to, but don't anymore. It becomes discouraging to all parties involved. Without the pre approval letter, you don't truly know the price range you're looking for, and you can't submit an offer without the letter in most cases anyhow. The pre approval process saves everyone time. ... more
