My name is Vickie, I relocated to San Diego from WI over 7 year ago for the Navy and I have to say that while the weather is absolutely amazingly warm all year, it has also been a major culture shock to say the least. I am not sure where you are living now but I can honestly say that living in San Diego is unlike living in any other place I have ever lived, which sadly happens to be more places than doubled the number of fingers and toes on a person's hands and feet. I hope that no one takes this wrong because I am not intending it any other way than as a warning to let you know that the very first thing you want to do before you rent or purchase anything is to make sure that you are in a good and safe location. I wish someone would have told me that there are some neighborhoods that are clearly best avoided at all costs but I learned the hard way and I hope to prevent that for you. A lot of this will depend on your income level and what areas will work best for you in order to be close to work or whatever things you like to be near, but just keep this in mind when you are looking. I have learned that for a more rural type feeling than Santee is a wonderful place to live but if you want to be in the heart of San Diego's night life than you would chose areas such as North Park, Normal Heights, or Kensington. Also keeping in mind that in each of these divisions there are also still areas that are best avoided and neighborhoods that you are best to steer clear of. I am still learning all of the little things about living in San Diego but I would be happy to be of any assistance that I can since I know how intimidating it can be to move to a place like this on your own or even with a family. I hope this helps and I wish you good luck in your search, also be very careful of giving money to people to hold the a place because I have run into several that have taken a deposit only to turn around and rent the place to someone else 3 or 4 days later while keeping my payment because it was taken off the market for those days! VA Buyers can buy a house with no money down, everyone else needs some down payment money.
Fannie Mae has houses that only require 3% down payment ( $9,000 on a $300,000 purchase price) and FHA requires 3.5% down ($10,500 on a $300,000 purchase price).
It is possible, however in today's highly competitive market with multiple offers and many all cash buyers I need to tell you that you will have a hard time getting your offer accepted.

You can go the USDA route and purchase a property in the county (outside of the city). The condition of the property has to be livable-and can't have any major problems to pass the USDA inspection. The previous answer are wide ranging because there are many variables. If you're doing a simply room addition such as a bedroom, you have electrical involved. Add a bathroom and you've also added plumbing and therefore cost. Be on the side of a hill and need extra support? Add more $. Coastal commission, set backs, special permits - all add more cost. Be sure to get referrals and check references. Anything over $500 requires a general contractors license these days. And, don't forget the cost of permits. Good luck!
