Do you have the means to purchase another property if you lose your first deposit? Does your purchase agreement limit the seller's damages to the amount of the deposit? You could open escrow on another house, but you need to know your potential liability for the first one. Talk it over with your agent and your attorney to weigh your options.

Can't hurt to let the new buyers know in the Seller Property Questionaire that you will need to fill out when selling the property. I would always advise my sellers to let the buyer know, yet also explain that the issue what resolved. They may have had some personal issues and didn't realize it or partying. Did it get so bad that the cops had to come out?

Owners Title Policy fees depend on the purchase price. It is broken down, I think by increments of $5K - $10K, based on each title company.
What are you asking for the property? If you are planning on listing, your listing agent should give you a sellers net sheet with approx fees for closing cost fees.

In California, you can cancel your contract. All you need is your agent to fill out a Cancellation of Listing, you sign, agent signs, broker signs.
So sorry about your wife. Your agent and their broker should understand due to health issues.
Agent shouldn't charge you for any advertising fees - that's a business expensive. Things happens.

When the same broker represents both the buyer and the seller in CA, it is called a "dual agency" Dual agency is allowed in CA with proper disclosures. If you've signed an exclusive representation agreement with your Realtor, you may have already agreed to a possible dual agency.
The issue of dual agency is a hot topic and you will hear solid arguments for and against it.

For most situations I would recommend that each party have their own exclusive representative, but not always.

You should study RENT vs BUY listings to compare as you may consider buying with less than first, last and security of any rental with down payment and closing cost assistance programs.
