The moment your landlord lost the property in his foreclosure the lease would have then passed to who ever if retaining the ownership rights, the bank or financial institution.

I would contact the financial institution, if you know who and ask them about this situation and who you are responsible to paying your monthly rent to. If you have signed a legal lease drawn up by the state then that lease should pass to whoever the new owner is until the lease term runs out. Leases are attached to the property itself. If a new owner takes over then it should still be in effect, though they may choose not to renew. ... more

I would be happy to help in your search for a rental home. Property managers have an application process and the main aspects that they look at are:

1) Rental History
2) Credit (usually like to see over 600)
3) Income check
4) Criminal Background check

There are some property manager that are very black & white to their screening and if you don't meet their criteria then they deny, but there are many out there that weigh all the options and if you are lacking in only 1 of the 4 categories I just listed then they will still approve, pending the issue.

There are options out there for renting a home with your situation. I know a number of the property management companies here in San Antonio that will work with people who do not have high credit. What most property managers out there are looking for when applying is the following:

1) Income - they want to see about 3 times the amount of rent in ones income
2) Criminal Background - they do a full check
3) Rental history - to see if you had any broken leases or bad payments
4) Credit - usually like to see over 600 credit score.

Some companies, the larger names, are not flexible on their criteria but there are a number who are.

If only looking to rent a home to January then you would need to find rental homes that do 6+ Month leases. There are options that are available but can be limited as most do a least for 1 year. Let me know what your situation is and would be happy to help in finding you a rental home here in San Antonio. I have helped many in their relocation here and have been able to find options that fit a various degree of requirements.

A broken lease from 2008 should not real effect you as it is 6 years ago. Most place only look back 5 years or less. If you are concerned and would like to address the broken lease in 2008 you can always prepare a letter of explanation to submit with you application to lease.

But with good credit and no bad rental history you should have no problem.

Provide proof of income , employment and past rental history.
