You should start your search for lease property about 4-6 weeks out. Property managers will aim to avoid lost income so they will hold properties vacant as short of time as possible.
Please consider your dog breeds and be aware that some breeds have harder times being accepted and about 50% property managers will not accept cats - this will impact your search.

Generally a renter just needs to carry insurance for the contents (in other words, the renters possessions) but should definitely check the lease to make sure the are no other insurance obligation there. A good place to learn about your insurance needs is United Policyholders (see link below). There is a lot of information at the non-profit's website.

As you both will be on the lease, both will have to qualify for it. The landlord and property manager will take into account both your credit histories and your income. It the same as it would be if you were buying a home. You can use your combined incomes to buy a home for an FHA loan and a conventional loan. The only time that doesn't work is with a VA loan unless both of you are veterans and both want to use your entitlements.
