The answer is Yes you still can. There are non agency loans that have come back in the market with min down payments anywhere from 20-30% depending on what your mid fico is. Full income doc only and debt to income ratios must meet lender requirements. Rates are higher than conventional but still competitive enough and 30yr fixed terms. Typically before you obtain a pre-approval from a lender you'd want to disclose all financial condition that you are in. Some lenders are more particular before giving you a pre-approval and some are not and let underwriters find out the obstacles further down the road. On the other hand some borrowers disclose their financial condition openly to their lenders and some don't and let the lenders find out more and more down the road.

Regardless which path that gets you there, your best bet right now is to talk to your lender.

They mostly cover The Dominion, Briggs Ranch, The Canyons at Scenic Loop and Terra Mont but it gave us a good idea about the areas all around them too! Your credit score is not the only thing that is looked at when it comes to renting an apartment. Besides the credit score itself, landlords will look at your actual credit report (what has contributed to your credit score), rental history (have you rented before, did you pay on time, did you leave on good terms?), and your income.

All of these are taken into consideration, so if your credit is not so great, but you have a good rental history and a qualifying income, i wouldn't be too worried!
