Yes, it just depends on how loan ago the bankruptcy was.

If it's beyond two years you may qualify for a construction loan that has one closing for the land, construction loan and end loan. It only requires 3.5% down payment and you don't even need to make payments while the home is being built.

This doesn't exist. What you're asking for are rates that are close to or lower than what Conventional Offers through Fannie Mae/Freddie Mac. Those are 2 of the largest Govt sponsored entities. Hard money usually goes for 10-12% min and its more often than not a private individuals own hard earned money, IRA or some other asset they're lending out to complete strangers backed by real estate. If you have no credit score, or credit scores with no active tradelines, yes we can use alt credit! We would need evidence of 4 accounts with a 12 month payment history and from your post it looks like you have what's required. Please contact me if you're shopping for lenders!

My company has a lending arm known as Sherman Bridge Lending. It is a mortgage bank (not mortgage broker). Which means we actually have our money in-house and lend our own money. We aren't "shopping" your loan like a broker. We have several loan products for investors including:
