Anyone know of a private lender I could contact for a 90,000 loan with an APR of around 6% were I can pay interest only for about 4.5 years then pay in full when I retire and can pull the money out of my retirement? It's truly sad, I've got plenty of cash I can access if I retire or die and I'm not ready to do either but I have things in life I want to do but not without cash. Funds would be used to pay myself fully out of debt and purchase a 5th wheel RV to go traveling. ... more

Hello, I'm a mortgage professional.

Yes, it just depends on how loan ago the bankruptcy was.

If it's beyond two years you may qualify for a construction loan that has one closing for the land, construction loan and end loan. It only requires 3.5% down payment and you don't even need to make payments while the home is being built.

If you have any other questions or would like help with this you are welcome to get in touch with me

This doesn't exist. What you're asking for are rates that are close to or lower than what Conventional Offers through Fannie Mae/Freddie Mac. Those are 2 of the largest Govt sponsored entities. Hard money usually goes for 10-12% min and its more often than not a private individuals own hard earned money, IRA or some other asset they're lending out to complete strangers backed by real estate. Currently there's way too much demand to let it go at 5%. ... more

Most, if not all, the loans I see have a demand feature. All the information you are requesting can be find in your promissory note. Your loan office should be able to send you a copy in advance of closing.

If you have no credit score, or credit scores with no active tradelines, yes we can use alt credit! We would need evidence of 4 accounts with a 12 month payment history and from your post it looks like you have what's required. Please contact me if you're shopping for lenders!

My company has a lending arm known as Sherman Bridge Lending. It is a mortgage bank (not mortgage broker). Which means we actually have our money in-house and lend our own money. We aren't "shopping" your loan like a broker. We have several loan products for investors including:

+ Landlord Rehab Loan
+ Hard Money Loan (for flippers)
+ Owner Finance Processing
+ Investor Refinances
+ Auction Loans
+ Blanket Loans
+ IRA Lending
