My family and I wouldn't even bother inquiring about a property(renting), if we couldn't afford the move-in cost...let alone the monthly rent & bills. Negating a potentially good client's chances has to be one of the more moronic fads I've seen take hold in the Real Estate industry. Be more personable, talk with your potentials before outright denying them, give them the decency of at least hearing them out and taking a look at maybe the past 1-2 years worth of bank statements...call their employers to verify their job-stability...call their prospective employers to validate their claim of a new job. ... more

I can't imagine any owner occupied hard money lenders providing a loan with only 5% down. Owner occupied hard money loans are especially complicated currently due to the Dodd-Frank regulations.

Yes Quicken Loans, Lending Tree and other online mortgage loan websites do state in SMALL PRINT in their commercials that the low interest claims they make do not apply to everybody. They also state that the average buyer will see higher interest rates. Briefly, Quicken Loans and Lending Tree advertise low interest rates that only apply to buyers who have credit scores in the 800's, have 20% down payment and have 6 months cash reserves in their savings accounts. If you don't fit this profile, you will be charged a higher interest rate.

Quicken Loans and Lending Tree can advertise their low interest rates which only apply to very few people as long as they state the truth in writing. However, the truth is stated in tiny print which nobody bothers to read. I'm smart enough to read it fast during their commercials.

Stick with your credit union. You will do much better.

I'm not sure what you are asking. The landlord decides when to rent and when not to rent. Obviously the sooner it's rented the better as the landlord has to pay mortgage on the home. You'll probably want to start looking for house for rent late October. ... more
