I checked with the listing agent last night. She said there will be no open house today, Sunday, 06/16. All showings are by appointments only. Offers are due by 3pm, Sunday, 06/23/13.

I recommend you become familiar with the BAREIS MLS, see below, which will return ALL active listings within your criteria. Check out the automatic updates which is another tool you'll likely find useful.

Most homes on the market will be open to the public on Sunday's from 1-4pm. A property that is open will be advertised on the Marin IJ open homes site and current for each week by Friday.

If a property is not open on Sundays an agent can show it to you. If you are a serious buyer you should select an agent to represent you and work on your behalf through the process, including researching which homes you are interested in and how to arrange for you to see them.

The multiple listing service shows that the home is "a short sale" and has received an offer. At this time it is is "contingent-show", which means the current offer contract is pending and backup offers possibly can be placed. Josh, this listing is a Relty Trac listing which only shows the recorded notice of default on a loan. It is not a "sale listing" . The owners are in default on a loan. There may be more loans. It does not indicate the vaule of the property, or if the property will or will not eventually be for sale. There are no properties currently listed for sale in the MLS on The alameda.

Some investors track these foreclosure notices and then contact the homeowner to see if they want to sell their house. This is a tricky business, not for the faint of heart or those uneducated in the process of foreclosure, the legal aspects, or the risks. There are books and articles on the internet if you want to pursue foreclosures. Realty Trac and other foreclosures sites also offer info, but you have to pay a fee. Maryann Pearson
