Glad you asked. The NY Times is not an expert in real estate in Arizona and as usual someone wrote an article to sensationalize a story to sell papers. We have seen some areas that really went down 50-60% come back about 20-30% but they tend to be in the out laying areas that were built in the "Bubble" times. Most homes have seen a 3-5 % increase and a lot of desireable area have not risen much as they didn't drop much. Patricia. There are many agents that can sell in Sam Hughes. There really are no Sam Hughes experts as so few homes are sold there. I have lived in Arizona for 40 years and in Tucson for 19 years so I know the area well. I and my Team would love to represent you and I am sure we can make you happy. It is a faster close and there is no waiting for appraisals and many times even the inspections are waived. The more earnest money you can show the better, but pure full price cash is still KING. ... more

The government controlled investors want to give Owner occupants the first choice on homes to try and get more owner occupied homes. They feel that it will help the overall housing economy by having more people that will live in the home. It is their rule and you can't over ride it. Sorry, that is the game they want to play.
