Lisa, Arcadia Heights is a great neighborhood. Close to downtown Salt Lake City, the University of Utah, fantastic restaurants, shopping, and freeway access. Lots of trial walking/hiking/biking, Bonneville Golf Course, Red Butte Gardens and Hogle Zoo. Yep the cost will be in the $10,000 to $15,000 range, by shopping you may get it lower because smaller contractors are really hurting for business. I know a good one Mark Thrup 801-209-8205 he has been a contractor his whole life. Tell him I sent you and he'll get you a great bid for both., I think you can get it built for 75$ a SQFT average quality and $85 for higher quality right now by shopping. Ask Mark.

Buy if you can buy a home for $110 a Sqft with land complete, why wouldn't you just buy a existing home? My guess is you couldn't sell this home for the cost of the project in our market right now.

If you want to know what the value of the finished project would be give me a call and I could do a market value analysis as to what it should appraise for right now.
