Small acreage is one of my specialties, so I feel I can fairly answer your question. I also own some myself! Are you looking at newer, updated homes, or fixers? The more work they need, the more sellers are negotiating to get them sold. On the flip side, you have fairly new construction on 1-2 acres that many builders built on spec 1-2 years ago. Several of these are appearing in MLS as foreclosures, shortsales or "motivated" sellers. So the short answer to your question, yes.... more
Think about it, a $500,000 listing with a 20% downpayment is $100,000 down. With interest rates climbing most people cannot afford your property. The average income for a Salemite is $52,000 per year. You have an agent and they can share the DOM with you for comparable homes, but I would be prepared for a good 9-12 month haul at that price.
